Sporting

Directions
From London follow the M40 west to Junction 8 and the A40 bypassing Oxford to Burford and Stow on the Wold. Thereafter follow the B4077 towards Tewkesbury and after descending the Cotswold hills continue straight over the roundabout at Toddington. In about 4 miles after passing the Winchcombe crossroads, and the Hobnails Inn, turn left signposted Alstone and in the village turn left to Dixton. In the hamlet of Dixton (2 miles from the main road) turn left by the Oak tree to Dixton Manor.

The fixtures and fittings including lanterns and wall lights, fitted carpets, loose floor coverings and curtains, and garden ornaments are specifically excluded from the sale but may be available by separate negotiation.
Tenure
The whole property will be offered for sale freehold with vacant possession on completion subject to the Protected Tenancy of No.1 Dixton Manor Cottages (Lot 2) and the Agricultural Holdings Act Tenancy of part of the land in Lot 5. The sporting rights will be in-hand from 2nd February 2007. The purchaser will be required to takeover and pay for the growing crops at valuation on completion. In the event of a sale at the 2006 harvest the vendors reserve the right of hold-over to store grain and produce in the farm buildings until the 31st December 2006. Rights of Way, Wayleaves and Easements
The property will be sold subject to and with the benefit of all rights of way either public or private, all easements and other rights of way whether referred to or not. The public footpaths and bridleways which run through the property are marked on the sale plan. Severn Trent the owners of the reservoir in the south east corner of NG4298 own the access road A - B on the plan of Lot 1.
